Real estate CRM and builder software

Real estate CRM and websites for builders and brokers.

Karyo builds the project website that brings buyers in, the CRM that makes sure none of them is forgotten, and the portals that keep buyers and channel partners informed without calling your office. From the first enquiry to the last instalment, every buyer, unit and payment sits in one place, built around how you sell.

  • Every lead in one CRM, whatever the source
  • Unit status that cannot be double-booked
  • No per-user pricing for sales teams or partners

The problem

Leads arrive from everywhere. Follow-ups live in someone's phone.

An enquiry comes from the website, another from a property portal, a third from an ad, and a family walks into the site office on Sunday. Each one lands with a different person, in a different notebook or phone. The buyer who was ready last month bought elsewhere because nobody called back.

Inventory sits in an Excel sheet that two salespeople edit at once, so the same flat gets promised twice. Payment schedules are tracked by the accounts team, and buyers call to ask what is due, whether their cheque was received, and when the next slab will be cast.

Channel partners call about their clients and their brokerage, and the owner waits for someone to compile bookings and collections.

We bring every lead, unit, booking and payment into one system, so your team follows up on time and your buyers hear from you before they need to ask.

What we build

What a real estate system from Karyo covers.

Builders, developers and brokers sell differently. We shape the CRM around your projects, your sales process and the way your buyers pay.

Project and listing websites

A fast website for each project or for your listings, with floor plans, location, amenities and progress photos, and an enquiry form that drops straight into the CRM. A Google listing for the site office as well.

Every lead in one CRM

Website enquiries, ads and walk-ins captured in one place. Leads you receive from property portals and ads can be brought in too, so each buyer has one record, one owner and one history, whatever the source.

Site visits and follow-up reminders

Site visits booked against a salesperson and a slot, with a reminder to the buyer. Every lead carries its next follow-up date, and the CRM tells each salesperson who to call today.

Unit and plot inventory

Every flat, villa, shop or plot with its status: available, blocked, booked or sold. Blocking takes a unit off the list for everyone, so no unit is ever promised twice.

Bookings and payment schedules

The booking recorded with the buyer, the unit and the agreed payment plan, whether construction-linked or time-linked. Demand letters, receipts and dues are tracked per buyer, and online payments can be taken through a payment gateway.

Customer portal for buyers

Each buyer logs in to see their payment schedule, receipts, agreements and construction updates, with reminders on WhatsApp and email. See customer portals.

Broker and channel partner portal

Partners register their leads, see the status of their clients' bookings and follow their brokerage, without calling your sales office.

The owner's dashboard

Leads by source, site visits, conversion, bookings, inventory left and collections due, on your phone, every morning, without asking anyone to compile it.

Karyo is built by TUD Innovations, the company behind Kenro, automotive software proven on a working workshop floor and running in production at a Delhi pre-owned showroom.

At your pace

Three levels for a builder or broker.

Start where buyers are being lost, and go further as the team gets used to it. Your site office does not have to change on day one. Read more about going digital at your own pace.

Level 1 · Get found

Buyers find the project, enquiries reach you

A project website and Google listing, with search work for the location, and every enquiry sent to your phone. Sales carries on as it does now.

Level 2 · Semi-digital

No lead forgotten, no unit sold twice

Leads, site visits and follow-ups move into the CRM, with unit inventory alongside. Payment tracking can stay with accounts in Excel for now.

Level 3 · Fully digital

The whole sales cycle on one system

Leads, inventory, bookings, payment schedules, buyer and partner portals, linked to Tally, with the owner's view on a phone. When the next generation takes over, every buyer's history is in the CRM, not in one salesperson's phone.

How it’s delivered

From your first project to the whole portfolio.

The five stages of a Karyo real estate project, what happens in each, and what you receive.
Stage What happens What you receive
01 · Discover Time with your sales team and accounts: where leads come from, how units are held, and how buyers pay. A written proposal and fixed quote within 3 working days.
02 · Design Screens drawn around the way your people already work. A clickable prototype to sign off before the build.
03 · Build Short cycles on a private staging link. A working demo every two weeks.
04 · Launch Leads, inventory and existing bookings migrated from Excel or registers; sales and accounts trained on the job, in English and Hindi. A live system and a trained team.
05 · Manage Hosting, daily backups, updates, monitoring and monthly changes under an AMC. Same-day response if it is down; two working days otherwise.

A project website typically takes 3 to 5 weeks, a buyer or partner portal 6 to 10 weeks, and a full CRM 2 to 4 months. The build fee is paid in stages.

Real estate CRM: common questions

Can leads from property portals and ads come into the CRM?

Yes. Leads you receive from property portals and ads can be brought into the same CRM as website enquiries and walk-ins, so every buyer has one record. How each source connects is assessed during discovery.

Is this a builder CRM or a broker CRM?

Both. A builder gets project inventory, bookings, payment schedules and a buyer portal. A broker or channel partner gets lead tracking, site visits and follow-ups across the projects they sell. We build what your business does.

Can buyers see their payment schedule and documents?

Yes. Each buyer logs into a customer portal to see their unit, the payment schedule with what is paid and due, receipts, agreements and construction updates. Reminders go out by WhatsApp and email.

Will two salespeople ever book the same unit?

No. Every unit or plot carries one status: available, blocked, booked or sold. Blocking a unit takes it off everyone's list, and only the person you authorise can release or confirm it.

How is it priced?

A fixed build fee paid in stages, and an annual maintenance contract covering hosting, backups, updates and support. There is never per-user pricing, so every salesperson and channel partner can have a login.

Does it work with Tally?

Yes. Tally stays your books. Bookings, demand letters and receipts can be posted to Tally in the format your accountant already uses.
